This large south west facing house was dark and gloomy with poor ventilation and a1970's interiors, set on a small, triangular site.
The brief was to create a clean modern home comprising a master bedroom with ensuite, 2 further bedrooms with a separate bathroom, separate living, dining and family rooms and full independent guest accommodation. It also had to have garaging for 2 cars and a boat workshop.
The site was small and triangular with a water frontage and 14m setbacks. Alterations and additions allowed for walls on adjacent boundaries to be kept. A new level was built below the lower level to be used as a workshop and storage and to house the plant and equipment for the house. The house was cut along two 45-degree lines to create north facing highlights to allow the sun into the house whilst the principal orientation remained to the water views.
Roof overhangs shade the low 'e' glass and louvres allow the trapped heat to exhaust. Wide garage access allows car swings in doorways, with sloping garage doors to close over the rear of a Landcruiser. A lift was installed through all 3 levels and an indoor/outdoor lap pool with spa and associated entertaining areas.
